Land acquisition
Which of these situations do you find yourself in?
You need to find a plot of land on which to build your house.
We will help you find the ideal plot. At Casal Mallorquí we have exclusive lands, and on all of them we have already carried out the necessary checks: we can tell you exactly how much can be built on each one, and guarantee that they are free of any type of encumbrance and correctly registered.
You already have a plot of land.
You will just have to provide us with the details of your plot, and we will carry out the necessary checks to find out how much and in what way it is possible to build.

Design of your house
We will listen carefully to understand what the style of your ideal house is: rustic or modern, minimalist or classic, traditional house or Passive House.
Choice of the architect
Each architect has their specialty. Some feel more comfortable designing a minimalist house, others have specialised in rural-style houses. Depending on the type of house you want, we will recommend an architect who completely fits your style.

Planning and documentation
All important things start with a well-thought-out plan.
We will plan the entire process with you and advise you at all times. We will also take care of the tedious and stressful paperwork, and handle all the administrative procedures and construction management for you. You won't have to worry about anything.
Basic project
This document is necessary to apply for the building permit. It contains the spatial definition of the house: how many square meters it will occupy, its layout, its placement on the land, the model of the building, the facades, etc.
Building permit
Once the basic project has been drafted, we submit it to the city council to apply for the permit. The time it takes varies greatly from one municipality to another, but it usually takes about a year. Once we have the permit, we have a period of 6 months to prepare the execution project.
Execution project
The execution project contains all the information the builder needs to carry out the construction: structural calculations, installations, construction details, materials, type of insulation, etc. We submit it to the city council to be able to start building.
State of measurements
So that the builder and other collaborators can make an economic assessment, this document details the measurement of every component of the work. Our technical architect ensures that there are no oversights in the plans that could increase the cost of the construction.

Construction
Before construction starts, we send the minimum state of measurements to at least 3 companies from each branch to request their quotes.
Once we have reviewed them, we present all the information to you in an orderly and comparative manner, to decide together which companies will be selected. This allows us to determine the total cost of the entire project and identify potential flaws.
Once we have received the required permits, we begin to build your new home. The construction process is organised through well-planned stages. We want you to enjoy the process and to see it progress, which is why we keep you informed at all times, so that you and your loved ones will have a pleasant memory of the construction of your house.
Supervision and control
The technical architect and the project manager will:
- Supervise the construction works on your behalf
- Carry out a thorough control of the qualities, materials and construction details
- Solve any setbacks that may arise during the construction process
- Introduce on site the changes you wish to incorporate
- Hold a weekly meeting with all participants for better tracking
- Measure the progress each month, so that the monthly invoice can be prepared

Information and transparency
We will inform you regularly and transparently, and use video calls, email or phone to keep you up to date on everything.

Final procedures
Once the construction is finished, we will also take care of the following legal procedures.
- Preparation of the Building Book
- Requesting the First Occupation License from the city council
- Registration in the Property Registry
- Requesting the final utilities for the house (electricity and water)
- Registration of the construction in the Cadastre

Undoubtedly, this is our favourite part of the entire construction process. The big day. A new life begins for you in a new home we have helped to build. Your dream for months has also been ours, and the key handover is an unforgettable moment where professional and personal satisfaction intertwine.
When we present your new home to you, we will guide you through each room and ensure that you are completely satisfied with every aspect of the house. We will promptly address any issues that may need attention.
Warranties
For your peace of mind and security, we always retain a percentage of the total billing owed to both the contractor and the companies responsible for the installations (electricity, water, etc.) for up to 1 year after the completion of the work. This ensures that they take responsibility for resolving any issues or anomalies that may arise in your new home.
After-sales service
At Casal Mallorquí, handing over a house is not a "goodbye" but the beginning of a long relationship of cordiality and support with our clients. We are committed to helping and responding far beyond the completion of the work and the 2-year warranty period established by law. If you detect any problem in the house, you will always find us available to solve it.
